Transfer Utility Services
After checking the property registration with the local sub-registrar of assurances, you need to transfer ownership to protect your legal rights. In Delhi, property registration is done under the Delhi Registration Act through the Sub-Registrar’s office. When you buy properties in Faridabad, the same process falls under Haryana’s Revenue Department. You’ll need some documents like the sale deed (signed and stamped), identity/address proof, PAN card, photographs, and e-stamp paper.
Note: If it’s a newly constructed flat/house, make sure the builder provides the Occupancy Certificate (OC) and Completion Certificate (CC).
After you finish all the formalities, you need to transfer all the essential services to your name: Electricity (BSES or NDPL in Delhi, DHBVN in Faridabad), Water supply (Delhi Jal Board or MCF), Gas connection (Indane, BharatGas, or HP), Broadband/DTH services, etc. Updating utility records helps avoid future disputes and ensures smooth monthly billing.

Inspect for Repairs or Defects
After you purchase the house, walk through your flat/apartment to ensure there are no constructional defects or issues in any room of your house. Check if you could spot any Water leakage or seepage, Wall cracks or plaster issues, broken tiles or fittings, Faulty wiring or plumbing, etc.
Newly constructed homes often come with a Defect Liability Period (DLP), which is valid for 5 years as per RERA norms. Notify your builder in writing of repairs during this period. Never pay for anything apart from the written and agreed-upon charges.

Secure your Home
Security is a compulsory factor while making such a big investment as purchasing a house. Before settling in the house, install extra door locks, video doorbells, and a CCTV system.
If the home you bought is a resale property, consider changing the locks. Also, protect your home by choosing an insurance policy (for example, HDFC Ergo, ICICI Lombard, Tata AIG) to protect against theft, fire, or natural disasters.

Now comes the aesthetic part, and planning to personalise the space to create a feeling of home. Now, the exciting part is turning your house into a home. Consider balcony gardens or vertical planters, a kitchen setup, and a location for TV or other appliances.

Organize your Documents
Documents need to be kept safe as they are important to keep you secure and safe during disputes. Also, having all the documents organised will give you a sense of peace as well.
It’s recommended to keep a physical and digital backup of the sale deed, possession letter, builder-buyer agreement, property tax receipts, floor plan, and approvals and NOC from the builder or society (if applicable).
You can also use cloud storage like Google Drive or Dropbox with proper file naming for easy access. If you are married, you can send a copy to her and save it in her phone as well. It will add an extra protection to your important documents.
